    Darkelvis project house...

    My wife and I bought this house in june of '08 and we have been working on it ever since.

    Some back story on the house:
    The foundation was poured in '97 house finished in '99. The people that built it were an elderly couple. The man died in 04, his wife in 06. They left the house to their 4 kids who were already grown and had their own mortgages/families so they turned it into a rental property. The renters put holes in the walls, stained the carpet, did what renters do, etc... and cut the home value WAAAAAAY down. The house in 06 was appraised at over $300K, we bought it this summer for $163,000. The house is near a small airport used for crop sprayers and personal plains so the noise isn't really an issure. The skydiving place is also based out of this airport, it's surprisingly relaxing sitting on the deck after work watching skydivers all night in the summer.

    The square footage of the house is 2055 sq ft upstairs, 1577 sq ft on the main level, approx 1600 sq ft in the basement, and 600 sq ft garage. The house sits on 1.25 acres just a few minutes out of town. 4 bedroom, 2 full bath, 2 half bath.

    So far we have :
    -made outdoor fire pit
    -cut back the willows and bushes
    -fixed a TON of holes in the walls
    -put up new wall sconces in living room
    -lights/paint in dining room
    -new front door and storm door
    -new kitchen cabinet hardware
    -new kitchen paint
    -new kitchen lighting
    -I've got the new kitchen island top in the garage, I've just got to do some finishing work on it and install it
    -main floor half bath vanity, paint, sink, floor, light, hardware, etc... (still working on it)
    -painted one of the spare bedrooms
    -new light fixtures in all spare bedrooms
    -put up cabinets above washer/dryer

    Main floor half bath, still need to install white toilet and mirror then it's done

    Kitchen after paint, hardware, bosch dishwasher, new sink, new faucet, new light above table, still need to finish island top

    Future plans for the basement

    Future plans for the whole house include remodeling damn near every room in the house one at a time.

    As far as outside goes, I'm going to put a walkway from the front steps to the driveway next summer, put up new gutters next summer, plant trees every 4-5 feet on the property line around the sides and back of the house, rip down the deck and rebuild it attached to the house at the proper height (instead of a foot below the door), mulch landscaping around the whole house, apple tree in the yard....TONS OF PLANS...

    Sad thing is she used to race that before she painted it/did body work, but now she won't even drive it for fear of a scratch/dent...

    Same car 4 years ago at the track

    Your house has HUGE potential man. Great pick up . It's just gonna take forever because it's SO big, lol.

    The kitchen looks great. You have any plans for the drop ceiling? It looks like they went nuts with drop ceilings all over your house.

    drop ceiling in kitchen and in the whole basement.

    i'm going to leave them both as is. All of the electrical and venting is run between the drop ceiling and the sheetrock ceiling in the kitchen, so removing it all would end up being quite a pita.

    I actually like having a lower (8 foot) ceiling in the kitchen than the rest of the main floor (9.5 foot) anyways.

    As far as basement drop ceiling goes I'll just leave it at that for ease of access to plumbing/electrical in the future.

    drop cieling in the basement is kinda cool IMO. In the kitchen it's kinda odd though.....anyway, keep up the good work.

    couple suggestions that will help with resale value and overall "feel" of the house

    put crown molding EVERYWHERE....its a small item, but can make a big difference

    also, replace those metal stair rails with some nice wooden ones...when you walk in it will set a much better tone for the house

    but overall its nice, keep up the good work

    oh, one more thing...I primed and painted ALL the molding white in my house and the walls before I moved in...the window, door, base, crown, and chair molding...if you paint over that wood on all the molding with white or another color that makes it look a little more modern it will change the houses look and feel IMMENSELY

    My wife and I DESPISE crown molding. The formal dining room had it before we painted it. We ripped it all down and burned it in the pit out back.

    Wood hand rails are one of the future plan.

    As far as white trim, we are having problems deciding weather we want to do it or not. I like the look of white trim with bright colored rooms, but at the same time our bright colored paint has (so far) brought out the dark wood trim.

    We are just going to finish all of our painting and shit and trim out a room in white and decide from there.

    I'm an auto tech and my wife is a patient care tech in the operating rooms (or C.N.A.) at a hospital. Our yearly income is approx 65K combined.

    As far as the job market goes, we have one of the lowest unemployment rates in the U.S. and there are jobs in pretty much any field here.
